Renovate or rebuild? An honest framework
It’s the question behind a lot of Boca projects: is this home worth renovating, or should we take it down and build new? There’s no universal answer, but there is an honest way to reach yours.
Start with the bones and the location
If the structure is sound and the location and lot are exactly what you want, renovation usually wins — you keep the address and the mature setting and spend on what you’ll actually enjoy. If the foundation or structure is compromised, or the layout is fundamentally wrong for the lot, rebuilding can be the better value.
How much has to change
When 80% of a house needs to be reworked anyway, the math can favor a rebuild. When the plan largely works and you’re modernizing finishes, systems, and a few key rooms, renovation is almost always the smarter spend.
Time, rules, and reality
Rebuilds carry longer timelines and heavier permitting; renovations can often be phased. In some communities, a full teardown also triggers stricter review. A builder who has done both can walk your home and give you a straight recommendation — not a sales pitch for whichever pays more.
