Renovate or rebuild? How to decide on your Boca home
It’s the biggest decision before you spend a dollar: renovate the home you have, or tear down and build new? Both can be right. The wrong choice is expensive either way, so it’s worth thinking through honestly.
When renovation wins
If the bones are good — solid structure, a workable footprint, a location and lot you love — renovation usually delivers more home for the money and keeps you in the community you chose. Most 1980s–2000s Boca homes fall here: excellent bones, dated layouts, ready to be reworked.

When rebuilding makes sense
If the structure is compromised, the footprint fights everything you want, or you’d end up replacing so much that you’re building new anyway, a tear-down can be the cleaner path — especially on a premium lot where the land is the value. The math and the structure tell the truth.
