How a country-club architectural review really works

If you own in Boca West, the Polo Club, St. Andrews, Broken Sound, or any of Boca’s private clubs, your renovation has a gatekeeper before the city ever sees it: the community’s Architectural Review Board (ARB). Handled well, it’s a formality. Handled poorly, it’s the reason a project sits in committee for months.

What the ARB cares about

The ARB governs how a change affects the community — roof lines, exterior color and materials, windows, elevation, landscaping, and anything visible to neighbors. Interior work is usually lighter-touch, but exterior changes and additions get real scrutiny. Each club has its own submittal package, samples, and meeting cadence.

Exterior and addition work gets the most ARB scrutiny — plan the submittal early.

How to get through it cleanly

The builders who move fast treat the ARB as the first stop, not an afterthought. We assemble drawings, material samples, and neighbor considerations the way that specific club expects to see them, and we carry the submittal and follow-ups. Knowing a given community’s process — because we’ve been through it there — is the difference between breaking ground on schedule and waiting on a committee.

We’ve done this in your community

Steven has completed renovations across Boca’s clubs and passed their reviews to do it. That experience is exactly what keeps your project on schedule.
