Connecting the kitchen, dining, and living areas transforms how an older West Boca home feels and functions. But walls carry load, and slabs and beams have to be planned. We determine what’s structural, engineer the change, and open the space safely — so you get the light and flow of open-concept without the cracks and callbacks of a job done carelessly.

We identify load-bearing walls, design the beam or header, and engineer the change properly — so the ceiling stays flat and the floor stays sound.

Systems in the walls

Electrical, plumbing, and HVAC often live in the walls you want gone. We reroute them cleanly as part of the work.

Finish the transition

New flooring transitions, ceiling details, and lighting so the opened space reads as one considered room, not a patched-together gap.

No — some are structural. We determine which, design the beam, and engineer the change so it’s done safely.

Does opening the plan require a permit?

Structural changes do, and we handle the permitting and engineering as part of the project.

Will the ceiling and floor match afterward?

Yes — finishing the transition cleanly (ceiling, flooring, lighting) is part of doing it right.
