A 1974 oceanfront tower renovates differently — and we plan for it

Chalfonte’s two 23-story towers went up in 1974 with roughly 378 direct-oceanfront homes. Fifty years of salt air, original-era building systems, and a coastal high-rise’s strict rules mean a Chalfonte renovation is a very different job than a suburban remodel. Here’s what actually shapes the work — and how we manage it.

Original-era systems behind the finishes

Early-1970s towers were built with cast-iron drain lines, galvanized supply piping, and single-pane sliders. A luxury refit is the moment to re-pipe, upgrade the electrical panel and wiring, and swap glass for code-compliant impact glazing — so the new kitchen and baths sit on systems that will last, not on 50-year-old infrastructure.

Coordinating around building-wide projects

Older coastal towers periodically run association-directed, building-wide structural or facade projects. When one overlaps your renovation, we sequence your unit work around it — protecting finished areas and avoiding rework when the building’s crews reach your stack.

Association approval & high-rise logistics

Oceanfront boards require submitted plans, proof of a licensed and insured contractor, and adherence to work-hour windows, service-elevator reservations, protected walk-paths, and debris-haul rules. We build the building’s requirements into the schedule from day one, so approval is smooth and neighbors stay comfortable.

Direct-oceanfront glass carries the toughest wind-load and product-approval demands in the county. We handle Notice-of-Acceptance product selection, permitting, and installation coordinated to the association’s approved specifications and exterior-appearance rules.

Do I need board approval to renovate my Chalfonte unit?

Yes — like all Boca oceanfront towers, Chalfonte requires submitted plans and an approved, licensed, insured contractor before work begins. We prepare the submittal package and manage the approval process so it doesn’t fall on you.

What if my building is doing its own construction at the same time?

Can you replace the impact windows and sliders?
